Step-by-Step Guide
Navigating the mortgage process can feel overwhelming, but I’m here to make it simple, transparent, and stress-free. Here’s what you can expect when working with me.
Step 1: Initial Consultation (Phone or Zoom)
Before starting the loan process, we’ll schedule a one-on-one consultation via phone or Zoom to discuss:
✔ Your homeownership goals (buying, refinancing, or investing)
✔ Your financial situation and budget
✔ Loan options available to you
✔ What to expect throughout the mortgage process
This ensures you have a clear understanding of your options before moving forward.
Step 2: Complete the Loan Application & Get Pre-Approved
📑 Submit Your Full Loan Application: Unlike many lenders who issue quick pre-approvals, I complete the entire loan application upfront to ensure accuracy and reliability. This includes:
✔ Income, employment, and asset verification
✔ Credit report review
✔ Debt-to-income (DTI) analysis
✅ Receive a Strong Pre-Approval: Once your application is reviewed, I will provide a solid pre-approval letter that gives you a competitive advantage when making an offer on a home.
Step 3: Find Your Home & Make an Offer
🏡 Start House Hunting: With your pre-approval in hand, you can confidently work with your real estate agent to find the right property.
✍️ Submit an Offer: Once you find the perfect home, your agent will submit an offer. If accepted, we move to the next stage.
Step 4: Loan Processing & Underwriting
🏡 Home Appraisal: A professional appraisal is ordered to determine the home’s value.
🔍 Loan Underwriting: The lender reviews your financials, credit, debts, and the appraisal report to ensure loan approval.
✔ The underwriter may request additional documents (“conditions”)
✔ I will work with you to provide any final details needed
Step 5: Final Loan Approval & Closing Preparation
✅ Clear to Close: Once underwriting is complete, you will receive a Closing Disclosure (CD) at least 3 days before closing, outlining:
✔ Final loan terms
✔ Closing costs
✔ Your monthly mortgage payment
💡 Review your Closing Disclosure carefully and reach out with any questions!
Step 6: Closing Day – Get the Keys!
🖊 Sign Final Documents: At closing, you’ll meet with the title company to sign the final mortgage and homeownership documents.
💰 Final Payments: If required, you’ll bring any remaining down payment or closing costs via wire transfer or cashier’s check.
🔑 Get Your Keys! Once all documents are signed and funds are transferred, you officially own your new home! 🎉
